1. Moving:
- One month notice is required;
- The notice must be provided at the latest on the first day of the month. Otherwise security deposit will not be refunded;
- A minimum rental term of six (calendar) months is required (unless an exception has been agreed upon by both tenant and landlord);
- Notice is to be provided either (in order of preference):
- Online using the Notice of Termination;
- By email including the following details: first name, last name, telephone number, address where you rent, the date you will move out.
- Written on paper including the following details: date, first name, last name, telephone number, address where you rent, the date you will move out, and your signature. Written notices must be hand delivered personally;
- A text message will not be acceptable to provide your notice;
- During the last month of tenancy the room should be kept neat and tidy as it may be shown without advanced notice.
- Room can’t be sublet.
2. Rent:
- To be paid on the first day of each month by 6:00 pm;
- No refund or discount of rent during any extended absence, i.e., students leaving for Christmas or summer months. Full rent is required if you wish to keep the room;
- Preferred method of payment is e-transfer;
- Two late rents within six months will result in notice to vacate for the end of the month of the second late rent.
- Late rent penalty of $5 per day beyond due date
(if paid on 5th h = $20 late payment charge) - Security/damage deposit cannot be used to pay last month rent.
- Rental periods are based on calendar month. When a rental commences mid-month the rent will be prorated to the number of days remaining in the month. Rent will not be prorated for the last month of tenancy if the tenant leaves before the end of the month.
3. Kitchen Use:
- NEVER leave kitchen while cooking food;
- No deep frying in oil (lard, grease, or fat, etc.) on the kitchen stove top;
- Any dishes, cutlery, glasses, pots & pans and utensils are to be washed and put away after each use;
- Clean any surface you’ve dirtied while using the kitchen (stove top, counter top, etc.)
- Do not leave dishes in drying rack and do not leave dirty dishes in sink or room.
- No cooking later than 9 p.m.;
4. Keys:
- Lost keys = $25 replacement fee;
- Locked out = $10 unlock fee.
5. Personal Furniture:
- Place felt pads on any surface that will touch the floor;
- Chair with casters should be on chair mat.
6. Noise:
- Television/radio/music volume should be at a level that is not bothersome to other tenants
- No musical instruments;
- Staying up later or getting up earlier than others: Please have consideration and try to be as quiet as possible;
- No loud music or noises at any time;
- Quiet from 10:00 p.m. to 7 a.m.;
- No showers after 11 p.m.;
- No parties, gatherings or large group of people in any room.
7. Entering/Leaving:
- Always lock the doors and close them GENTLY;
- Footwear should be removed at entry.
8. Guests:
- No guests (friends) are allowed in the premises.
9. Miscellaneous:
- No smoking/vaping inside the house or on the property;
- No pets;
- No excessive use of alcoholic beverages (Beer, wine or liquor of any kind);
10. Poster/pictures:
- Use poster putty or tacks. NO tape please.
11. Laundry:
- Never leave washer or dryer unattended ( i.e., leaving the house);
- Neither should run later than 11:00pm;
- Clean lint from dryer filter after each use and place lint in small garbage can;
- Be considerate – do not leave dirty clothes in laundry room and remove clean clothes once dried.
12. Recycling:
- Consult guides posted in the kitchen or Garbage Sorting;
- Large clear bag in metal frame is for “Refundable” beverage containers only, i.e., pop, water, juice. “Recyclable” (no deposit) containers should be placed in the blue bag, i.e., detergent, ice cream, milk etc. See Refundable Beverage Containers for more details.
13. Garbage Bags: (consult schedule)
- Each tenant will take his/her turn to purchase garbage bags based on Garbage Bag Purchase Schedule.
- Each tenant will also take full garbage bags to the garbage bin outside based on Garbage Schedule.
14. Cleaning:
- Bedroom is to be kept clean and tidy as is the interior of the refrigerator (clean spills);
- No liquid cleaning products on laminate floors – Use damp mop;
- Cleaning lady will be in every two weeks to clean shared bathroom as well as floors only of hall and kitchen;
- Tenants are to clean up after themselves after using a common area (kitchen, bathroom or laundry).
- Food in room should be properly sealed in a container in such a way that it will not attract pests (insects).
